Policies

Rent Collection Policy

Rent is due by the FIRST day of the month and is considered deliquent after the FIFTH day of the month.


Late fees are assessed as follows:


$10 from the 6th of the month to the 10th of the month.

$30 from the 11th of the month to the 20th of the month.

Lease Termination if no payment before the 21st of the month.


Pet Policy

The Clarkson Housing Authority understands that a pet can be a very important part of your life and has adopted an appropriate Pet Policy to allow tenants in good standing to keep a pet in their home.


Please remember owning a pet is a big responsibility! 


Tenants must request approval for a pet before moving the pet into the unit by fully completing a Pet Registration Form.



No pet will be approved until inoculation records and proof of City pet licensing has been submitted.


Definition of a pet: only domesticated animals such as: a dog, a cat, a bird in a cage and a fish in a tank; that are traditionally kept in the home for pleasure rather than commercial purposes. 


This definition excludes: reptiles, rodents, insects, arachnids, snakes and any other such exotic pets.


The City of Clarkson Animal Ordinance states that the following dog breeds are not allowed within the City of Clarkson:

Pitbulls, Rottweilers, Doberman and Wolf hybrid characteristics. Therefore these breeds are not permitted on Clarkson Housing Authority property
.

The approval process to have a pet includes the following:


  1. Be a lease holder in good standing - no lease violations, unpaid rent etc.
  2. Submit a completed pet registration form with inoculation record and proof of licensing along with front facing and sideview photos of the animal.
  3. Pass a housekeeping inspection.
  4. Make arrangements to pay the pet deposit. 


The Clarkson Housing Authority shall retain the rights to:


  • Refuse to allow a pet in a unit.
  • Require a pet to be removed if it becomes a nuisance or threat to Health or Safety.
  • Notify local law enforcement if animal abuse is suspected.
  • Require pet owners to abide by ALL Pet Policy rules.




The Clarkson Housing Authority and its staff will not at any time assume the duty or the responsibility for the care of or protection of a tenant owned pet. 



The Clarkson Housing Authority will not be responsibile or liable for any injuries to other tenants, staff, visitors and other persons caused by a tenant pet. It is recommended that the pet own have renter's insurance.


Smoke-Free Policy

The Clarkson Housing Authority is a SMOKE FREE PROPERTY. 

As of April 12, 2018 tenants, staff, and visitors can no longer smoke anywhere on the property of the Sunrise Apartments. 


There are NO designated smoking areas on the property.

Violations of the Smoke Free Property policy will
result in tenant lease violations up to and
including lease terminations and evictions. 


Tenants are held responsible for their visitors and guests. 



Definition of Smoking



The term “smoking” means inhaling, exhaling, breathing, or carrying any lighted cigar, cigarette, e-cigarette, pipe, or other tobacco product or similar lighted product such as but not limited to marijuana, in any manner or in any form.
